A lot of people ask if we prefabricate our garden rooms in a warehouse and the simple answer is NO!
Unlike many other garden room builders, we do not prefabricate any of our builds, we prefer to build everything on-site using our fully qualified carpenters.
This gives us and the client the ability to make changes to the build as it happens if it is necessary.
We offer a complete start to finish package on all of our garden rooms. We use 2 types of base systems, the first being a solid concrete base and the other being a steel pile system.
Concrete bases are generally the best option due to it being the most solid allowing for the garden room to be used for many activities such as pool /snooker and gyms.
We work alongside a professional team of fully qualified electricians for all of our garden rooms. We can cater for any needs such as air conditioning, internal and external lights, underfloor heating and more.
You are always supplied with an electrical certificate at the end of each job.
Yes! We heavily insulate each and every garden room to make it warm in the winter and cool in the summer months.
We use thick PIR insulation in 90% of our rooms as it has better thermal qualities than typical Rockwool insulation found in lofts.
Generally, you will not need planning permission if the room is not being used as sleeping accommodation and doesn't exceed a 30m2 internal area.
This doesn't mean that we cant build larger than 30m2, it just means we would have to take the build through planning which is something we are happy to assist with as part of our contract terms. Please be aware, it is up to the client to double check all regulations before work commences.
We take a 30% deposit on signing the contract to cover part materials, order doors, and windows, and get the base prepared ready for the build to commence.
We then require stage payments before different stages of the job commence such as first fix electrics.
A typical stage payment would be:
30% upfront
30% stage payment
25%stage payment
10% stage payment
5% stage payment on completion of the job.
